Project Manager (Technical Services):

Survey units and common areas for general condition and deficiencies to facilitate maintenance planning and/or develop technical specifications for maintenance projects. Prepare specifications and bid documents for maintenance and improvement projects. Conduct pre-bid, pre-construction meetings and job meetings with contractors. Supervise maintenance and improvement projects. Ensures work is done in accordance with contractual provisions. Review permit requests for improvements and alterations.

 

Plumber (Apprentice, Journeymen, Master):

Performs general maintenance of a heating, plumbing, electrical and structural nature; follows instructions contained in maintenance requests, work orders and verbal instructions. Repairs or replaces plumbing fixtures and accessories such as faucets, traps, outlets, flush valves, hose bibs, lavatories, commodes, flush tanks, hot and cold water supply lines, building supply valves and lines and other piping within buildings and crawl spaces.

 

Master Electrician:

Trouble-shoots electrical malfunctions to determine cause of failure by using electrical testing instruments, meters, gauges, etc.; then makes such repairs or adjustments to correct the malfunction.

Repairs or replaces fixtures, switches, relays, circuit breakers, fuse panels, wiring, motors, automatic equipment, time clocks, electronic controls, exhaust fans, electric baseboard heaters, thermostats, ceiling heaters, etc. Troubleshoot and perform basic maintenance on boilers and HVAC equipment (including air conditioners, heat pumps and furnaces).  Advise supervisor when repairs are outside GHI’s in-house capabilities. 


Carpenter:

Installs or repairs interior or exterior woodwork and related work on homes, buildings and structures.  This work includes doors, locks, window frames, glazing, cabinets, ceilings, floors, and base molding drywall, slate, shingle, asphalt built-up, and membrane roofs as well as vinyl siding.
