Board of Directors’ Decision re: Enrollment of Additions in the Addition Maintenance Program


GHI’s Board of Directors established the addition maintenance program (AMP) as an optional program in 1984 and expanded it to be a mandatory program for new and resale additions in 1988. Members, whose additions are enrolled on the program, make monthly contributions to an AMP reserve fund to cover costs for the future replacement of components.

At present, when an existing addition is enrolled on the program, the member is not required to pay a “catch-up” fee towards the costs of components such as roofs, windows, siding etc. that may have to be replaced within the next five years. This means that members with additions on the program, who have been contributing to the reserve fund for many years, have to pay most of the costs for replacing old components on additions that are newly enrolled on the AMP.

In the interest of ensuring fairness to all members who are enrolled on the AMP, the Board took the following actions on October 19, 2017:

  1. Stipulated that with effect from April 1, 2018, members who enroll additions in the AMP, shall be responsible for replacing any of the following components: - windows, roofs, baseboard heaters, vinyl siding, exterior doors that are more than 20 years old.
  2. Directed an AMP Task Force in collaboration with the Finance Committee, to recommend:
    1. Incentives, whereby members may be encouraged to enroll in the addition maintenance program.
    2. A fee structure that should be adopted whereby members who enroll existing additions in the AMP would make catch-up contributions to the AMP, towards the future repairs of items besides windows, roofs, baseboard heaters, vinyl siding and exterior doors.

  The AMP Task Force and Finance Committee are still deliberating item 2 above.

 Beginning from April 1, 2018, GHI’s resale inspector will request members to replace any windows, roofs, baseboard heaters, vinyl siding, and exterior doors on existing additions that are more than 20 years old, if the members wish to enroll the additions on the AMP or the additions are mandatorily enrolled on the AMP upon resale.
